Benchmarks in the Custom Home Process 8. Punchlist Items vs. Warranty and Maintenance
Approximately 2-5 days before closing, we will accompany you on a thorough inspection of your new home. At this time, we will document any outstanding items or deficiencies noted. We will work diligently to make this list as short as possible and will also use the time remaining prior to closing to eliminate as many noted items as possible. Any outstanding items at the time of closing will be presented to you at or before closing for your signature. We will coordinate completion of these remaining outstanding items with our subcontractors and you. You will want to be very thorough in your inspection of hard surfaces such as countertops, flooring, etc… as you will be specifically asked to sign-off on these items. As you can imagine, many hard surfaces are damaged during move-in and it is important for us to document the condition of your home prior to move-in. Each of our custom homes comes with a one-year builder warranty. You also have the option of purchasing a third party 2-10 extended warranty. If you have an interest in this option, you should discuss its cost and coverage with us prior to commencement of any fieldwork. We would be happy to explain this option to you in more detail. During the one-year builder warranty, you will be responsible for notifying us of any warranty items that may arise. Some items need to be handle immediately; we may ask that others, be accumulated on an ongoing list so that they can be handled efficiently during a single designated time period. You should retain and refer to the HBA Industry Manual which is part of your contract to determine the industry standards for evaluating materials and workmanship. After your one-year builder warranty has expired, please feel free to contact us for direction and advice in handling maintenance and other issues. We can often help you find easy solutions and make quick contact with the original subcontractor. Also, please feel free to request an NAHB maintenance manual “Your New How And To Take Care Of It”. Simple maintenance steps can help you avoid problems in the future and extend the life of your new home.
